California-based Maguire Properties, Inc. (MPG) is a real estate investment trust (REIT) that specializes in the management, marketing, leasing, acquiring, developing, and financing of high-quality office properties, primarily in the Southern California market. Maguire's office portfolio is mostly concentrated in the Los Angeles central business district (51.8% of net rentable square feet in 2Q08), which makes it one of the largest owners of office space in this region. The company's other two major markets are Orange County (37.6% of net rentable square feet in 2Q08) and San Diego County (4.4%). As of June 30, 2008, the company wholly owned or had partial interests in 39 properties with approximately 21 million net rentable square feet, a 350-room hotel, and 15 million square feet of parking. The company also owned approximately 17 million square feet of undeveloped land for future development. Maguire's major tenants include: Southern California Gas Company (7.1% of total annualized rent in 2Q08), Sempra (2.9%), and Wells Fargo Bank (2.2%).
