Headquartered in Beachwood, OH, Developers Diversified Realty Corporation (DDR) is a real estate investment trust (REIT) which specializes in the acquisition, ownership, development, redevelopment, leasing, and management of shopping centers and business centers. The company owns and manages about 724 retail operating (including joint ventures) and development properties spanning approximately 159 million square feet of real estate in 45 states and Puerto Rico, Brazil, Russia, and Canada. The company has initiated a strategic shift from neighborhood (non-anchor-type strip malls) into community centers, which have begun to blur the line between traditional malls and strip retail centers. The company's tenants tend to be big and medium-box retailers. DDR's largest tenants are Wal-Mart (16.3 million square feet of gross leasable area as of September 30, 2008), Target (7.9), Lowe's (5.3), Home Depot (4.3) and Kohl's (3.6).
